How this is calculated
Principal and interest come from the standard amortizing payment formula, Payment = P*r*(1+r)^n / ((1+r)^n - 1) on the loan amount (price minus down payment); yearly property tax and insurance are divided by 12 and added along with monthly HOA dues.
